"BOOKING AND CANCELLATION POLICY - EXCEPTIONAL COVID-19 CIRCUMSTANCES (INCL. FERRY RESTRICTIONS)
During the period affected by the COVID-19 pandemic, the Rowanbank team understand that every client must be treated individually. As a result, not all guest needs and circumstances can be covered by one set of terms.
However, the following basic principles will be applied to all bookings made during the period affected by COVID-19 related travel restrictions."
1 - Provided at least two weeks’ notice is given, guests who book to stay at Rowanbank Holiday Cottages may cancel or postpone (subject to availability) their reservation without penalty. This gives clients the opportunity to book ferry tickets which are currently only being released on a daily basis two weeks in advance of the travel date.
Therefore, if on the day that the ferry bookings for the guest’s date of travel are released, the guest fails to secure a ticket, they may cancel or postpone (subject to availability) provided they communicate the problem to Rowanbank on the same day.
2 – To confirm and secure a booking, Rowanbank requires a deposit of 25% of the total rental to be paid at the time of booking. The full balance of the booking must be paid no less than 10 days before the start of the visit.
3 - No Show Charges - These will apply as normal (see 20 below). To avoid this charge, please contact Rowanbank directly to amend/cancel your booking.
4 – All guests are responsible for their ferry bookings to and from the island and we would strongly advise that all ferry tickets (both vehicle and foot passengers) are purchased as soon as the relevant day’s tickets are released on the CalMac site.
Disclaimer: At Rowanbank, we are continuously monitoring the development of the COVID-19 outbreak and have set the well-being, health and safety of our staff and guests as our top priority. We are fully complying with the guidelines of competent health authorities and have put in place measures to prevent the spread of COVID-19 (click on the following link to view our ‘RB Housekeeper COVID-19 Checklist’). However, guests are requested to take self-protective measures and adhere to the COVID-19 relevant house-rules to minimize the chances of exposure to the virus.
By visiting Rowanbank, guests acknowledge the contagious nature of COVID-19 and the risk of exposure or infection by COVID-19. Rowanbank does not accept any liability and guests agree to withhold Rowanbank from any claims of any kind arising out of or relating thereto.
GENERAL
These terms and conditions apply to all bookings (direct or via a third party) for the provision of accommodation by Rowanbank Holiday Cottages (including Rowanbank, Rowanbank House, Rowanbank Studio and Rowanbank Cottage) herein referred to as ‘Rowanbank’.
By making a booking for accommodation, guests warrant that they have read these terms and conditions and agree to be bound by them subject to such changes as are notified to them. If the booking for accommodation is made through a third party, the terms and conditions of that third party also apply.
1. The number of people occupying the property shall be specified at the time of booking and shall not exceed the specified number during the booked stay unless by prior arrangement.
2. Reasonable usage of electricity is included in the booking up to a maximum of £30 a week for Rowanbank and Rowanbank House and £20 per week for the Rowanbank Studio and Rowanbank Cottage. Any usage above this level will be invoiced separately.
3. Guests agree to vacate the property by 10.00am on the final day of their let.
Incoming guests to Rowanbank and Rowanbank Cottage may arrive from 3.00pm onwards on the first day of their let.
Incoming guests to Rowanbank House and Rowanbank Studio may arrive from 4.00pm onwards on the first day of their let.
4. Guests agree to use the property solely for its purpose as self-catering holiday accommodation.
5. Guests agree to reimburse the owner in respect of any loss or damage beyond reasonable wear and tear.
6. Guests agree to keep the premises in a clean and tidy condition at all times and to leave the premises at the end of the hire period in the same condition as it was found at the start. Pets should be kept off the furniture at all times.
7. Rowanbank is a non-smoking group of properties.
8. Rowanbank shall not be held responsible or liable for any accident, loss or mishap to persons or property whilst in or using the property, or any illness or injury arising from any cause whatsoever.
9. Guests will allow the Rowanbank owners access to the property at all reasonable times.
10. Guests accept that the property shall not be used for party purposes.
11. Guests agree not to cause a nuisance or disturbance to other residents or neighbours.
12. Rowanbank is not liable for any damage to the vehicles parked in the allocated Rowanbank parking area, it shall be regarded that Rowanbank simply offers the space for parking.
13. Activities that alter the state of Rowanbank must not be undertaken, such as reallocating items between the individual properties without the prior permission of Rowanbank.
14. In the case of the guest requesting, during his/her stay, extension of the accommodation beyond the date of the initial booking, an additional charge will be discussed with Rowanbank.
15. A Contract for Accommodation will be established between the guest and Rowanbank for long stay bookings if deemed necessary.
16. If the guest's personal belongings have been left at Rowanbank after the guest has checked out, Rowanbank will contact the guest and ask for instructions. However, if there is no instruction from the guest or if the owner is unknown, cash and valuables will be kept for 90 days and then handed over to the local police station, other personal items and belongings will be kept for 14 days and then removed and destroyed.
17. If the guest uses computer communications such as the internet, the guest shall have full responsibility for such utilization. Rowanbank shall not be liable for any damage to the guest’s computer caused by system errors or any other reasons.
BOOKING AND CANCELLATION POLICY - NON COVID-19 CIRCUMSTANCES
ATTENTION – the following cancellation policy applies to NON COVID-19 circumstances where the client is able stay at the property without any government guideline restrictions (which may vary depending on the guest’s circumstances).
Regardless, these terms and conditions apply to all bookings for the period after 31st October 2020.
18. To confirm and secure a booking, Rowanbank requires a deposit of 25% of the total rental to be paid at the time of booking. The full balance of the booking must be paid no less than 4 weeks before the start of the visit.
19. If, for any reason, a guest decides to cancel their booking, the booking deposit is non-refundable. However, if Rowanbank are able to re-let the property, the deposit (and balance if already paid) less an administration fee of £50 will be refunded to the guest.
20. If the guest fails to check-in or checks in but terminates their booking prior to the arranged check-out date, no refund will be issued.
21. Rowanbank cannot offer compensation for cancellation or curtailment caused by circumstances beyond the control of Rowanbank. Such circumstances include, but are not limited to, force majeure, ferry problems (technical*, weather or capacity related), guest’s ill health, outbreaks of contagious and/or viral diseases, non-ferry travel disruptions due to strikes, cancellations, curtailment or weather issues.
If the guest believes that there is a possibility that they may have to cancel or curtail their stay for any reason, they should ensure that they have adequate insurance in place to cover such an eventuality.
*N.B. If a guest’s visit is affected by technical ferry issues then they are entitled to compensation from www.calmac.co.uk – please check terms and conditions on CalMac website. Rowanbank holds no responsibility for any possible policy changes on CalMac’s behalf.
22. In the case of force majeure, Rowanbank reserves the right to cancel a booking. Should this occur, the deposit and/or full booking fee will be refunded. However, no responsibility will ensue to Rowanbank for any consequential loss to the guest as a result of that cancellation.
